Yes I have already noticed that but maybe they have run out of options to serve the site. Maybe I am reading too much into this development and maybe it will indeed just be an industrial estate but there is something fishy going on.

On the MPT plans it mentions that one of the reasons the central station is located where it is, is so the line can be extended if needed. I can't see any reason why they would extend it other than for a second terminal.

Also why does the new road stick to the edge of the development instead if ending up in the middle of it unless it was to keep it away from a new airside?

Except I suspect it has very little to do with the airport management.

It seems to me that it is the council and not the airport that is the lead player in all of this and it has nothing to do with AENA who are the airport operator.

From the LLAL website
London Luton Airport Ltd (LLAL) is the company that owns LTN. Our majority shareholder is Luton Borough Council (LBC), which means that LTN is effectively in the public ownership of the people of Luton.
The rail link is being funded by the council and most if the enterprise zones land including Wigmore are now owned by LLAL so is still council owned land.

AENA will at the end of the day have to hand the operation of the airport back to the council when their lease is over unless they win a new agreement but as the years get closer they will invest less and less of their own money into the airport as they will not have the time to recoup their investment.

Luton Tax Payers

It has always been known that the airport belongs to the tax payer people of Luton. In response to some of the comments on here, I think the development zone will include various office blocks and industrial units but in turn several multi storey car parks but more importantly a satellite building with between 15 and 18 aircraft stands. As someone who has visited Wigmore Park a hundred times or more, the vast majority of it is under used and it is good that the adjoining land to the airfield will be put to better use.

The park is where it is as the then council wanted a noise barrier between the airport and the local residents. It seems that could be "quietly" forgotten.

I for one quite like my park were it is thank you. As for the new park why did the council take bore hole soil samples from all over it if it they only ever intend to plant it with grass?

Wigmore Park is used by plenty of local residents and there has justifiably been a lot of concern regarding Century Park over the years. It is a decent area of green space within easy walking distance of a lot of local properties.

There may be justification for using some of it to provide further local employment prospects but at what cost? The local roads are currently gridlocked at peak times and adding further traffic is madness.

So no airside in the park. So that's it then, once Luton has hit 18 million passengers there is no room for anything further expansion.

It does pose the question though why spend £200 million on a rail link when the airport will have hit 18 million without one?

Construction update

The new road from the midterm and through the tunnel is being tarmacked.


Still no signs of the missing section of the new terminal being started as work continues on the ground it will sit on.


The final section of ground has been raised and tarmacked this week which links the drop off zone and CTA car parks to the terminal. This just leaves the covered walkway to be finished off.


The ring road that sits parallel to the drop off zone is now complete apart from white lining. Pedestrian barriers have also been installed together will top soil being placed between the drop off zone and the ring road.


The first layers of concrete are being laid for the expansion of the south.

I stated last week that I didn't think the missing section of ring road would be finished for the start of the schools Easter break, which in this area starts April 1st. I take it all back, as can been seen a junction is being installed from the bus station and taxi rank. Last week this was just earth.


Pier B has now reached its full length.

Century Park

Well that's a interesting layout.The current long term car park is now shown as isolated with no road connections so this presumably will be where terminal 2 , be it a satellite or stand alone , will be located. this lines up nicely with an extension of the MPT under the taxiway from the central terminal station.
Is it coincidence that there will be a huge Parking area adjacent to this land, especially if it is a MSCP and then there is the larger development parcel next to the Harrods hangar, possibly freight Warehouse?
This could well be a smoke and mirrors situation as nothing stated says that it cant be airside- yet!!
Re Busters post
Looking at the road layout Behind the Hangar line. I was trying to understand if there would be good reasons to relocate the hangars( Monarch and Thomson) from their current locations when the road is built.I really can't see any .The original rumour for a Hangar near the run up bay was purely due to the fact that the 787 couldn't get into the apron because of wing clearance.
The only Hangar out of place really is the EasyJet one!
LTNMan, totally agree with your views about the rail link, something doesn't give!!

If they demolished the Easyjet hangar in the first place and moved it possibly over to near the Harrods hangar we wouldn't see this complicated CTA layout and we would have possibly seen aircraft stands on either side of the new pier, just looking at the layout of the CTA it's plainly obvious that the Easyjet hangar takes up a lot of valuable space and before any of this work commenced it's removal should have been a priority.

The current remainder of the long term car park is not isolated if it is served via the new car park which it will border. The new car park is smaller than the current one if the current one closed completely.

The parcel of land behind Harrods is interesting as it is the rest of the current long term car park but it is not exactly a large piece of land. It just seems a tad small for a terminal 2 and associated new road layout when the whole of the park was just sitting there to be grabbed. I am not convinced either about a new terminal on any part of the existing long term car park.

That parcel of land would however make a good new biz jet apron that the airport needs and it would connect to the existing Harrods biz jet apron. Looking at its footprint it is a little longer than the south stands but not quite as wide when the taxiway is included.

Anyone else noticed the new link road is a duel carriageway until it reaches the park

There's lots of undeveloped land at LTN. Why does 18 million have to be the limit, surely it's just the next step in the continued growth of the airport?

i can identify spare pockets of land for stands but the terminal and CTA are all but maxed out. Even though I wasn't too keen on the park becoming a second terminal and apron it was the natural choice for a big push on passenger numbers.

I am struggling to see where a new terminal could go now on airport owned land.

An additional terminal needs a ramp, access roads and its own car park. The only substantial undeveloped land inside the airport boundary is around the fire training ground and that is on a hillside so can't be developed.

The only land inside the town boundary apart from the park is a large field south of the runway but access would have to pass through a strip of Herts land. Then there would be the issue of a transit system that could not serve a terminal south of the runway without another one being built.

We might have to accept that Luton has indeed reached capacity.

The whole point of the existing upgrade and expansion of the airports capacity was to max it out. That is what they have done based on the size of the CTA which can't be physically increased in size and a terminal which is being filled in but can't grow unless the bus station was moved but the bus station takes a large piece of land and finding an alternate location would be challenging to say the least unless easyjet's HQ and hangar was demolished.

If that happened and more people arrived by the mass transit system that would relieve pressure on the CTA so would allow another burst of growth with an expanded terminal.

I have heard that Gulfstream are looking into moving their operation into Signature's new hangar by the cargo apron with Signature taking back the Gulfstream hangar that was built for Signature. The main issue could be the lack of office space and parking at the new hangar.

I have also heard that Signature can use stands 16 to 19 except overnight when the airport wants them back for overnight parking.

Luton will only reach capacity when the runway has full parallel taxiways and RETs. Maybe the future growth is not passengers if the Number 1 on-line retailer rumoured application is anything to go by!
