So what is Murray Fields worth? Is the land rezoneable as something else?

The things against it having any real commercial value are:

# It is surrounded by residential development albiet large blocks occupied by folk who simply don't want it to be an airfield

# It has very restrictive zoning

# Really it is too far out of Mandurah/Halls Head to be cut up into residential blocks if it could be rezoned.

# Already it is surrounded by areas land banked by Perth developers with favourable zoning that would stifle its value.

# There are 2 significant resdential developments underway adjacent to the Freeway and North of Mandurah

# The property market in Mandurah is in a significant slump and has been for 12 months with no real end in sight.

Quick sale for a big unpopular unfavourably zoned piece of land at a premium price. I don't think so.

Happy to be proven wrong.

Angel More than just the debt

Even if all the current debt can e cleared soon, the management will have to investigate the causes and put rules and plans in place to prevent the same from happening again. That will require a complete change in mindset and a determination to see it through.

Get The Facts

Who said anything about residential? What about it's intrinsic value as an aerodrome? Wonder if JAH would be interested. I'll bet their licking their collective lips. Restrictive zoning? It's already clearly zoned as aviation.

Yup as I said restrictive zoning believe me JAH ( Ascot ) are not interested there plan doesn't include bailing out Aero Clubs.

Intrinsic problem , who really wants an airfield somewhat out of town surrounded by noise sensitive residents ????????????

Only way this asset can get any form of premium is if it can be re-zoned.

I reckon we should be 'very afraid' if JAH were to get their 'greedy little paws'
on Murray Field....

Imagine the consequences.....

Then there would be nowhere 'affordable' to land / park your aircraft anywhere near Perth Metro area.....

Hello NTM....

I would argue that Jandakot rates are highly uncompetitive (internationally) anyway.

I did a survey of parking ratess per month in the states and it varied from US$0 (typically with fuel purchase) to a maximum of $140 per month, with the median at around $75. Jandakot is around $170/month for a light aircraft bay.

Hangars... Median price of an enclosed hangar in the states is $250/month. Big cities (eg Chicago - Du Page) have hangars at around $450. This is still roughly half Jandakot rates.

No landing fees either!

How is WAAC worth $10 million? or are you guys just yankin my chain. Surely it's just part of the RACWA building with a different name, it's like putting a Ferrari logo on a Datsun and saying now its worth $10 Million!

Out of interest how are the student numbers going there?

Just heard on Perth Radio 6PR -

That one J. McGregor ex Pres of RACWA, is to be a 'guest speaker' on the radio this arvo with Larry Graham - 6PR 'Holiday' Radio Presenter....

It's 2.53pm now, so it will probably be after 5pm sometime....for all those RACWA members who listen to 6PR and get this msg in time.....

Might be a 'good' time to ask those 'pertinent questions'.....???

Cheers

Mooney Maniac,

If anybody can read a balance sheet, it is Joker 10, believe me, I know.

He can pick a hole or spot a fudge in a balance sheet faster than most people I have come across who practicing as auditors.

And he has long knowledge of the goings on at RACWA.

There's not much that happens at Jandakot that he doesn't know about, in virtually forensic detail.

Tootle pip!!

10's of millions - Mooneymaniac you must be on drugs ! Like the club, your dream Mooney is old decrepid and a thing of the past!

WAAC - the value disappeared when its instructors left. Its only assets are those funds paid in by unspecting students....otherwise desks chairs and whole heap of IP.

No value in the IP if the instructors don't know how to use it.

Adios all, I'm taking up fishing instead

Talking of balance sheets, surely student funds paid in advance are liabilities, not assets?

Noise Sensitive Joker10

You mean like all the noise sensitive residents around Jandakot? The same ones that don't like T28's 'cos they make more noise than a Citation Jet and almost any other aircraft on Jandakot.
ALL airports have problems with "noise sensitive residents" and Murrayfield is no different - it's just a fact of life. JAH will eventually price almost everyone off Jandakot, then maybe you'll appreciate having Murrayfield there to park your T28. It's already happened at Bankstown. Murrayfield would be attractive to JAH because they would then cash in on all the people who will have moved there to escape the outrageous pricing for parking and hagarage at Jandakot, not because they want to bail out an Aero Club.

RE above post about the 6PR interview.....

It hasn't been on, and I have just rung the station to enquire....

The response was that 'it got overtaken' by events this arvo, and an interview which was to have been presented will now have to be 'rescheduled' for later in the week....perhaps.....

Cheers
