Agree, but having TERR ON is the only way to have some MORA in the bottom right-hand corner...
For CSTR only, range must be 40 NM or greater as you said and this MORA covers a circle of 40 NM around A/C FM position.

Too much confusion... The grid MORA is displayed indeed with a range 40 miles and above, at the bottom LEFT of the screen.
The one at the bottom right is only showing in TERR mode, and is not a grid MORA, but the highest terrain elevation displayed depending on range.
The grid MORA is an option available depending on the database used by the operator, and garantee a clearance above the highest terrain (that's what grid MORA does...) the TERR will just show you the elevation at which you will hit the mountain...
