I thought they were pretty reasonable!
Purchase price of a certified/ certifiable sim!
Approval of said simulator! (Annual payment)
Housing/ running costs, electric etc.
Approval of course for the sim to be used on! (Cpl/IR etc. Annual payment)
Instructor pay!
Accept the cost of training, relax, enjoy and get the most out of it.

Our sim is £140 per hour (inc instructor and VAT) compared to about £310 per hour for the aeroplane.
That's a 55% saving or, two put it another way, better than 2 for 1. For that you get the same instructor, less time spent on the ground (taxying reduced etc.) with the ability to visit any airport, for any type of approach as often as you like. You can reset, pause, rebrief etc. and NEVER have to weather cancel.
Sounds like good value to me.
