What do I have to do to revalidate a JAA A320 type rating issued by the spanish DGAC?

Any A320 TRE can revalidate it, so long as he/she has a JAR licence. The DGAC might want a photocopy of the TRE's licence and TRE certificate. You will need to do an LPC. All you then need is an A320 simulator.

My doubt is the following: according to JAR-FCL 1245 apart from a proficiency check you need to have flown at least 10 route sectors within the validity of the type rating or 1 route sector with an examiner. This means that if you are unemployed you can not revalidate your type rating with only the simulator session because you haven't flown the aircraft since you obtained the type rating. Is that correct?
