I opted out Al Furjan a year ago and my life has changed.

If your kids are grown up (12-18) there's just nothing to do there. You will be driving them every weekend or put into taxi if they want to go anywhere with friends. Their friends will not come to AF because there's nothing to do.

No pool, sports facilities, whatsoever, and been told you will have to pay extra for the one they are building. Nothing (nothing) around but a small shopping center with a mini Geant.

If you like exercising there's a gym in another community, 5' drive, you can go with your APC. Not a great gym, but enough.

Ibn Battuta is ok if you go mornings of weekdays, huge supermarket and good quality retailers. Evenings on weekdays, or weekends any time, its pretty busy, and really hard to park.

Neighborhood is Discovery Gardens. Don't surprise yourself if going to shop groceries to the mini Geant close by, you find people doing their shopping in their pajamas. (This is just true as it sounds, and everyday).

Traffic is bad, and it is far from everywhere. Going to ATM or put gas will take you a 40' trip (20 each way).

If you want to take 311 into Dubai, you will have to drive the opposite way, and about 15' after leaving home you will be driving and seeing it back. If you want to take SZR expect minimum 12/15'.

If you want to enter via SZR in a peak time, after exiting there are two options. Once you exit the highway in a peak time, any of the two options will deliver you home in no less than 25'.

It seems for what I read here that some new road facilities are being set, but in my opinion and due to the huge amount of residential being built, it will not be enough to serve the amount of people that's going to settle there.

The house itself is very nice, at least I found it very nice. The fellow pilots living there are a nice community overall, and if your kids are younger than 12, let's say, they can join a big bunch. There is, I think, a real problem with driving. Some drivers have a heavy foot that doesn't get lighter when near park or kids zones.

Depending on the area you are placed, you may enjoy live construction loud noise from the buildings being built beside. For some reasons I ignore, these guys can be noisy and keep the work later than midnight.

Out of all the EK accommodations I've seen (I think I've seen them all) , and in my opinion, it is the worst community. No wonder why I know of a sharp amount of people that have opted out (growing), are in the process, or have asked to be changed, of course without success.
