And before everyone jumps down my throat, the GA and mail flights can't touch the sides of the running costs of that new terminal.
Because there is a lot more than "GA and mail flights"!
E.G. Cobham (starting a major contract for the A330 Voyager alongside all their other actvities), European with their engineering/painting business, Citation Centre, etc.
