A police spokeswoman told AAP it was believed two light aircraft clipped each other mid-air as they flew over the beachside suburb of Cheltenham.

One plane landed safely nearby.

The other crashed into the backyard of a house on Lorna Street, killing one person on board, the police spokeswoman said.

The police spokeswoman said all students at a primary school at the end of the road were safe and well.

Cheltenham East Primary School has been locked down and police are in attendance.

It's not known at this stage if anyone was in the house at the time the plane landed in its backyard.
