If you opt out, your mortgage will be paid by the company. Only thing is.. you might get stuck with your property when you are forced to leave one day. Dubai Hills is quite nice for Dubai standards. A lot of MS/MH refugees are there.

The obvious catch is being surrounded by EK all the time. But it is what you make of it.
So if you want to be involved with all the Facebook groups selling bottles of saffron you can or you can keep to your self.
If you buy your own place you might get stuck living beside people from a certain sub continent and then you’re stuffed.
Basically it’s all crap and it’s up to you to make it work.
If anyone has seen the Four Season villas or the N84 villas or even the Meridian villas, you would think MH and MS are luxury.
