There is another variable though in play with LCY v LTN which is the alternative use value. A large plot in the Docklands on pre-Covid assumptions is likely to be far more attractive than a site on the edge of Luton, no disrespect intended. Of course with people now fleeing London and big questions over corporate property even redevelopment of LCY isn’t likely to be anywhere near as lucrative as it was. Yes LTN is a bigger site but it’s also likely to have constraints, including potentially the land being protected as an aerodrome.
