Is it normal to be offered a lease that after 10 years requires you to remove the hangar and go?

Such a clause is more usual for longer term leases of, say, 25 years.
Is there an option to renew at the expiry of the 10 years?

The original FAC leases at Brisbane airport in the late 1980s were very similar, but did have the option of renewal at the discretion of the Lessor.

Anyone had a long term lease for which you pay an Annual Rental, and then be hit with Rates, even tho you are not the landowner.. Is that legal? Double -dipping by the Council:?
I have no issues with paying for water, other utilities.etc

have seen where the rent is an amount with outgoings being upto 30 % of lease cost. Not like renting a house. eg https://www.realcommercial.com.au/for-lease/property-1-15-blackman-street-broome-wa-6725-501418751

A ‘normal’ lease is whatever the actual lease says. Each party prices its risks and decides whether or not to take and pay for them.

If you sign a lease that says you can build a hangar on a site but must dismantle and remove it after 6 months at the option of the lessor, that’s the deal. If you sign a lease that says anything you build on the property becomes the property of the lessor, that’s the deal.

Read the words. They probably mean what they say. Then price your risk.

It’s not private residential property. You’re in big boys’ and girls’ territory and you need to know what you’re doing.
