Yup, i managed to pick the top of the market. ended up with 70% of purchase price from Heng Seng, prime -1.75 2 year 1% penalty. Valuation was purchase price. Financed the rest from develper 2nd finance and personal cash. Banks are a lot stricter now, they needed far mor information than in my previous two purchases.
For fantastic service i reccomend Dah Sing Bank in Tung Chung, (next to pizza hut) ask for Venny. She is solution oriented and was very helpful in previous deals, there valuations are much higher than HSBC. the only reason i dint go with them this time is they did not have a memorandum of understanding with the developer regarding co-finance.
