Hello all,

I have heard that DSO is close to being full. Any truth in the rumour, and if so any idea where newcomers (qualifying for Villa accomm.) will be housed?

Not true. Cedre villas at DSO may be almost full, but there are quite a few villas at Semmer Villas that have come open over the last few months. Some are on the perimeter wall which they won't give to pilots, but there are still others inside.

Villa next to mine vacant for last 5 months, 10 year Capt left in Feb.

Have not even spotted anybody taking a look around, everyone must want the new Cedre Villa......... arh Villa Envy :cool: :cool:

Cedre villas look bigger / newer (?) Are they any better then Semmer?

I couldn't seem to find a Semmer floorplan online to compare.

Mmmm I dont think so, Im in Cedre and there are still plenty of empty houses, both next to mine are still empty and I have been here for 8 months.

Cedre villas are new, but Semmer villas a bigger and the complex more established.

I have just moved into Cedre Villas (L cluster) and can confirm there are quite a few empty villas around us.

Having many friends in Semmer (both phase 1 and 2) I can confirm the following (with agreement in opinion by those friends whom have lived in Semmer for many years):

1. Semmer are bigger in livable floor space
2. Semmer have bigger garden space
3. Cedre have more cupboard storage space
4. Cedre have better finishings (sanitary, light fixtures & switches, doors & cupboards etc..)
5. Cedre have the bigger community centre
6. Cedre community centre now has a new RAK Bank cash machine and pharmacy
7. Cedre community centre will have more shops by the end of the year (if we believe DSO management)

AFAIK the Cedre Villa project Phase 2 has 4 types of villa.

Traditional Townhouse (the one I live in) is 3 bedroom with study & maids' room. This is the same for the Arabic and the Modern styles. The Executive Modern is 4/5 bedroom I believe, but the price is astronomical - AED 195K per year.

Traditional, Arabic & Modern are all 3 bedroom etc as stated above, and share similar sized floor space, but it's the size and shapes of the third bedroom and maids room that differs greatly between the three. The villa with the best sized 3rd bedroom and maid's room is the Tradition Townhouse Middle type (not the end type). The Arabic and Modern have very small 3rd bedrooms and the maid's room is a shoe box - a very tiny shoe box (getting a standard single bed in the is impossible).

As for liveable space with three kids.... I have 2 girls sharing one big bedroom and a maid in the maid's room. The study is my workshop... Plenty of space for everyone so far.... If you have three kids whom are in their teens etc... then it could be a bit of a hassle....
